“Please Vote No on SB21-173. This bill affects the livelihood of Housing Providers, especially “mom and pop” landlords that rely on their investment properties for income.
SB21-173 not only prohibits Landlords from operating their businesses in ways necessary to be successful, but it also threatens us with compensatory damages. Housing Providers have been hit hard during the Pandemic and these additional regulations and restrictions are just more low blows. It is necessary to charge late fees in a timely and agreed upon amount that will incentivize Residents to pay on time. Housing Providers do not need the late fees to live on, but we need the rent and a late fee is a tool to assist in collecting the rent and receiving it when we need it. We have mortgages, taxes, insurance, and repair bills to pay.
SB21-173 places all of the financial hardships on the Housing Provider and creates a much higher risk for Landlords. Landlords will be forced to mitigate risk and that will no doubt negatively affect the Tenants of Colorado. Colorado is in a housing crisis and Landlords are working hard to keep people housed. Please work with us instead of against us.
Vote No on SB21-173.”
