We have learned that HB21-1121 will be considered in committee Wednesday, March 3. Please take a moment today to express your opposition to this legislation to Colorado House members.
If HB21-1121 passes, Colorado will have one of the longest eviction processes in the nation. If a tenant is taking the proper measures to seek rental assistance, then adding extra days to the eviction processes at any stage should not be necessary. Colorado lawmakers should focus on helping get the relief funds to the Housing Providers and Tenants instead of preventing or delaying Housing Providers from being able to reclaim their properties when eviction is truly necessary.
The Colorado rental market is turbulent right now and Tenants are often asking for short term extensions in order to buy a house or Housing Providers are offering shorter term leases while Tenants are getting back on their feet. Restricting a Housing Provider from being able increase rent rates more than once within a 12-month period, will strip the Housing Provider of their ability to negotiate amicable terms for all involved. The result will be less flexibility and higher rent increases. This provision of HB21-1121 will make it more difficult and more costly for tenants to transition.
